Tools for Homebuyers:
When you are looking at houses don’t be afraid to do a little light testing yourself. Below are some tools I recommend that will help you when determining the condition and safety of the homes you are touring. Please note: You are not an inspector but you absolutely should dig a little deeper when you are seeing a house. First up is an electric outlet tester that comes with a wire tester. This is super helpful when you see knob and tube wiring in the basement of an old house to see if it is still energized. Second is a wall moisture detector. Third is a decibel meter. Quite often homes are located in very noisy areas. So I feel it’s helpful to see the difference in decibels from the outside to the inside. Fourth is a thermometer. This is particularly useful in capes and other styles of homes where the upstairs gets significantly hotter or colder than the ground floor of the home. Finally, a digital level. This just gives you a true idea how warped and unlevel those floors really are.
Tools for Homeowners
First up is a digital tape measure. You could argue that you should buy this when looking at homes and I wouldn’t disagree. Next is a digital studfinder so you put up pictures and shelves into solid wood and not just drywall. Then a basic home tool box. Super essential shit. Finally a Schlage Electronic Door Lock. I recommend this for a back door so you always have one door you can get in that doesn’t require a key.
